What Does a Loft Typically Cost?

I get this question a lot! And it makes perfect sense: garage storage lofts aren't yet very common (in fact, to my knowledge, the only other dedicated loft builder is my mentor and friend Kevin Cocchiola, the owner of Garage Attics based in Raleigh, North Carolina). So, how do you make sure you are getting a fair price on something when you may be the first among your neighbors and friends to do this kind of upgrade?

As a professional in the home services industry, Its important to me that pricing be upfront and clear, and based on objective data. To accomplish this, I base my pricing off of a home services reference company, Homewyze.com, which aims to "facilitate high levels of transparency in home projects and services." Their site analyzes vast amounts of service data for projects all around the country and provides price ranges for services tailored to your city and state.

You will see that I charge at the bottom end of the range in each category. I am able to do this because I am small enough to operate with limited overhead, and because specializing exclusively in overhead garage storage allows me to streamline my work and maximize cost efficiencies. I have chosen to price on the lower end because so much of my business relies on referrals. I want to do business with people I can relate to. If I'm going to hire a person I want them to be licensed, insured, and experienced. They are going to do the work themselves or directly oversee it (no subcontracting). and I am not going to overpay. So, I try to be that guy for my customers.

Frame Subfloor: 

Homewyze range (based on 240 sq. ft.): $13.54 - $23.34 /sq. ft.

Install Subfloor: 

Homewyze range (based on 240 sq. ft.): $3.54 - $5.33 /sq. ft.

Framing and installing subfloor together comes to between $17.08 and $28.67 per square foot.
